Leak Detection in Albion

200+ five-star Google reviews

A hidden leak is water you pay for without ever using it. Leak detection in Albion is how you catch it. A meter test proves the water is escaping, the signs show where, and a trace pinpoints the run of pipe at fault, all by a licensed plumber.

What a Wet Patch or High Bill Is Telling You

Three places carry the warning, and a bill that keeps climbing connects them all: the dial at the meter, the surfaces inside the house, and the ground in the yard.

At the meter, the dial should sit still once every tap is off. Movement there means water is flowing where it should not be.

Inside, damp patches on walls and ceilings, paint swelling or peeling, a musty smell in a closed room, or a warm patch underfoot all point to water on the loose.

Outside, read the ground for what it cannot explain. Albion averages 1010 mm of rain a year, so a wet lawn proves little on its own. A patch that stays soggy through a dry week, or grass on a Crosby Road verge growing faster than the rest, is worth a meter check.

What Happens After the Meter Says Leak

The search runs in a fixed order. The meter confirms the leak, valves close parts of the line off one at a time, each part gets a pressure test, and the hunt narrows to one run before anything is opened.

Order matters here. A buried leak can waste a huge volume of water daily. It hides beneath a driveway, inside a wall or under a slab until the damage or the bill gives it away.

  1. Isolate

valves along the line close so only one stretch is live at a time.

  2. Pressure-test

the stretch that drops holds the leak.

  3. Listen

we work along exposed pipe or wall surfaces for the sound of escaping water.

  4. Moisture readings

measurements through walls, floors and subfloor timber map the water's path.

Reticulated supply reached these cottages in the mid-1890s. An unrenovated galvanised or iron service can pinhole from the inside, so hidden leaks under older floors are a call we know well. A suspected burst is a different job again, covered on our burst pipe repairs page.

Check Your Water Meter Before You Call

One quiet hour proves it: every water-using thing switched off, the meter photographed, and a second read at the end.

Run the test like this:

  1. Shut down every outlet and appliance that draws water. The washing machine, the dishwasher, a plumbed-in fridge and any irrigation all count, and the meter tap stays on.
  2. Photograph the numbers, red digits included, because they register the smallest draws.
  3. Wait at least one hour using no water, then read the meter again.

A moved number means water is escaping on the property side of the meter. Every pipe after the meter is the owner's to maintain. The cost of every litre the meter records lands on the owner too, leak or not.

The ground at the meter box has its own message. A flooded meter box points to trouble at the meter, and that report goes to the utility. Boggy ground with the dial still says the utility's pipe is the likely culprit.

Boggy ground with the dial turning means water is moving on the property side, which is the call a plumber takes. A leak past the meter can also show up as low water pressure. In a McLennan Street unit block, keep an eye on the braided hoses too, which we cover under flexi hose replacement.

Water Bill Relief for a Hidden Leak

A concealed leak, invisible on the property side, can earn a bill adjustment, provided the fix happens in time and paper from a licensed plumber backs the claim. The rules are tight:

  • The utility counts only a leak hidden from view, below ground, inside concrete or beneath the building, and one you could not reasonably be expected to know about.
  • The repair lands inside a month of discovery.
  • The account holder applies in writing with the plumber's invoice attached.

Some losses never qualify:

  • water lost through dripping taps and running loos, through hot water systems and any other appliance;
  • sprinklers, irrigation and water features such as pools, spas and ponds.

A dripping mixer gives you no relief and a steady drip on the bill. A line weeping beneath a slab might qualify, which is one reason to run the meter test early rather than wait for the next quarterly read.

Leak Questions Albion Homes Ask

Call (07) 3523 7172

How long does the meter test need to run?

At least one hour, with every tap and appliance off for the whole wait. The leak runs around the clock, so what sets the length is a stretch when nothing on the property draws water. A moved reading after that means a licensed plumber should investigate.

What does leak detection in Albion cost?

The price turns on access, the amount of pipe to test, and the method the job needs. Wall, slab and ground runs each carry their own difficulty. A fixed quote arrives before any work starts, so the figure is settled up front.

Will Urban Utilities reduce my bill for a hidden leak?

Yes, when the leak qualifies as concealed under the utility's rules. It has to sit unseen past the meter on the property side, be repaired within a month of discovery, and carry an invoice from a licensed plumber. The utility decides each claim, and excluded losses get nothing.

Do running taps or toilets count as concealed leaks?

No. Water lost through dripping taps, running toilets, hot water systems or any other appliance never qualifies, and neither do sprinklers, pools or irrigation. The adjustment only covers leaks you could not reasonably see, like a line buried under a slab.

How does a plumber find a leak under a slab?

We prove the leak at the meter first, then isolate and pressure-test the line part by part until one stretch shows the drop. From there, listening along the pipe and moisture measurements narrow it further before any concrete comes up.
